ACCOUNTING SERVICES

Our in-house accounting team ensures your property remains fully compliant, transparent, and financially organized under Costa Rican law. We handle all recurring payments for your property — including utilities, services, insurance, and annual property and corporate taxes — so you can rest easy knowing nothing falls through the cracks. For rental homes, we also manage the monthly filing and payment of VAT (Form 104-2) and income (Form D-125) taxes, as well as annual marchamo and insurance renewals.

Each month, you’ll receive a clear, easy-to-read financial statement, detailing all income and expenses related to your home. Our team also monitors changes to Costa Rican tax and labor regulations, coordinating directly with your attorney when needed to ensure continued compliance. Whether your property is a full-time rental or a private home, Rent Nosara’s accounting services are designed to provide accuracy, consistency, and peace of mind.

Vacation Rental & Long Term Rental Booking

Rent Nosara’s rental management program is designed to maximize your property’s income while maintaining the highest level of guest satisfaction and care. For short-term rentals, our team handles every aspect of marketing and booking — from managing listings across platforms like Airbnb and VRBO to using dynamic, data-driven pricing that keeps your property competitive year-round. We oversee professional photography, guest communication, lease execution, and coordinate every detail of check-ins, check-outs, and on-the-ground guest support.

For long-term rentals, we manage marketing, tenant vetting, lease preparation, and ongoing communication with tenants to ensure a smooth and positive rental experience. Our hands-on approach ensures that your home is cared for as if it were our own, while providing guests and tenants with a seamless stay.

All bookings include a $25 Rental Impact Fee is added to every reservation and donated directly to Bomberos de Nosara and the Nosara Civic Association (NCA), helping support local emergency services and environmental conservation efforts.
